The Best Real Estate Investment You Don’t Know About!

Curious? Don’t believe it exists?
Well a few of you may be aware of this type of investment property but most are unaware it exists or the power and profitability of it.
What I am talking about is…vacation home rentals.
I know you are probably asking.. what is so great about that?
Well first of all I have a home that I was having trouble getting rented for the amount I needed to cover the mortgage when a friend told me that he had made $4500.00 last month on a home that was 1/2 the size of mine and not in as good a location.
Turns out that what he had done was furnished the house and then rented it weekly, or monthly or even for weekends to people, especially families or groups.
He was getting $1100–$1500.00 per week for a 2/2 with a pool that previously he was renting for $1400.00 per month.
Huge difference wouldn’t you say?
I decided to try it myself and was able to rent my furnished home out for $1500.00 to $2,000.00 per week during Christmas time and spring break.
This house would normally rent for $2,500 per month on a yearly contract. The other benefit is that these people pay a non refundable cleaning deposit and leave a security deposit (by credit card) in case of damage.
The benefit to these vacation home renters is that they get a fully furnished house, with pool, fully stocked kitchen, privacy, extra rooms, barbecue in good neighborhoods for the same price or better than a good hotel room.
For large families or groups this works out much less expensive than renting several hotel rooms ad they get to be together and for these people i have added sofa beds instead of jst regular sfas in the den and living room. They love it.
It seems to work better in tourist areas but here in Florida, every city seems to be a tourist area especially here in South Florida (Fort Lauderdale, West Palm Beach and of course South Beach, Miami) and Orlando especially.
I have a 1 bedroom condo in Orlando that rents for $700.00 to $900.00 per week.
So the parameters for what makes for a good vacation rental here in Fort Lauderdale seem to be 2–4 bedrooms, 2–3 baths, pool, within 5 miles of the beach or major attraction and quiet residential neighborhoods close to shopping etc.
Price does not seem to matter as we have seen $250,000 homes all the way up to $5,000,000 beach front homes work very well on this program.
A friend of mine has a 6,000 square foot home on the inter coastal in Fort Lauderdale (Las Olas area) and when she goes away to her other home in Virginia she rents out this mansion for $40,000 per month and it is always rented when she needs it to be.
All she does is put away the heir looms, jewelry and clothes and gets the rent prior to arriving and away she goes.
So think about doing this with a property you have in a desirable tourist destination or buy one here in Florida, furnish it and put it on the vacation home rental web site and get immediate email from folks all over the world, usually within 24 hours.
