Myth: I’ll get the best deal on the house if I call the agent listed on the For Sale sign

I should really call it a “mythtery” as to why buyers call the listing agent on the home they may be interested in.
Do they not know that the person on the sign “works for the seller” therefore is trying to get them the highest possible price.
That makes you at odds with him as, I believe that you are trying to get the lowest price and best terms possible on any property you decide to make an offer.
Now don’t get me wrong as I have also had people call me from a sign on my listings and became my buyer clients, and I found them the right home and negotiated the best price and terms.
All I am saying is that you have a much better chance of negotiating when you have someone working for you that has your needs and wants at the forefront of their mind.
So, find a buyers agent, give him the address of the property and let him work for you.
Who pays him? Not you, his commission comes from the listing fee the seller has agreed to pay to whomever sells the home.
So, your agent works for you, gets paid by the seller, has your interest at heart and has access to any home o the market.
Sounds like the best way to go.
