How to become a real estate investor-Part 4 of 30-Investment Types

There are several different types of real estate investments and the top 3 are Single Family Homes, Multi Family (4 units or more) and Commercial Properties.

You also need to know what your plans are for a property , preferably before you close on the purchase. Are you going to:

Fix up and Sell? By this I mean that you do the needed repairs and improvements and then sell it for a profit.

Wholesale to another investor? You find or create a deal and flip it to another investor that wants to do the fix up. You make less than retail but no other investment in time or money is needed and you move on to the next deal.

Retail to a user? You complete the repairs and/or improvements and sell to a residential buyer. This is where you make the higher profit but have the higher expense, work and time invested.

In most cases it is easier to complete a couple of wholesale deals than one retail deal, but if the property doesn’t need any repairs it is definitely better to retail it than wholesale.

Try to do a little of both so you have some cash flow from wholesaling and then lump sums from retailing.

Keep as a rental? Buy fix up and keep for future appreciation by renting it out.

Lease Option? Similar to a rental but there are several pluses such as:

Larger deposit.

They take better care of property while under the lease option because they think of themselves as the homeowner.

If they do not exercise the option you get to keep the option deposit and then get another deposit from another lease optioner at the new value.

Next topic will be on Contracts. This is important because you want all offers to be on contracts you have created in order to have your interests protected and have escape clauses if you need to get out of a deal.
